The emerging proposal will deliver the following:
As part of the planning application, the proposals will also be required to make financial contributions towards local infrastructure through Section 106 contributions, including towards education and community facilities, together with on-site play and open space.
The illustrative layout has been guided by considerations of landscape character, key viewing corridors and demonstration of a clear transition to the countryside edge.
The site provides an opportunity to create a sustainable and landscape led development. The proposals have been carefully considered and will sit comfortably within the local setting with key visual corridors, enhancements to landscape assets and additional landscaped areas.
In designing the proposed scheme, attention has been given to the sites edge of settlement location, through the design of viewing corridors through the development and carefully designed block structures to allow glimpse views out to surrounding countryside views, internally maximising a visually connected development with its surrounding context.
The existing hedgerows and trees around the site will be retained where possible and boosted by new tree and hedgerow planting throughout the development to soften the transition between the site and the countryside beyond. Street trees will be planted along primary and secondary streets and additional planting will be provided at the south eastern edge of the site, in the form of wildflower meadows and species rich grassland, in order to provide ecological and biodiversity enhancements.
The site has been designed to connect with the approved development to the north east and will include a continuation of the central greenway running north-south through the centre of the site. This will create a strong green spine which acts as a viewing corridor through the two sites.
